How much is the move-in deposit?
Security deposits are at least one month’s rent. A higher deposit of up to two month’s rent may be charged based on the third-party independent review of the applicant’s employment status, rental history and financial position. All security deposits are refundable less any charges at final accounting that have been agreed upon, and/or for damages at move-out.

What utilities am I responsible for paying?
The Nob Hill Apartments pays for water, sewer and garbage/recycling but charges a minimal monthly Residential Utility Billing (RUB) fee. The tenant(s) pays for their electricity through PGE; each unit has their own meter. Each unit is wired for cable and internet but service is optional and the sole responsibility of the tenant.

What is the pet policy?
The Nob Hill Apartments does not accept pets. Please direct any questions regarding our pet policy to Management.

Where do I park?
The Nob Hill Apartments has a parking lot reserved for permit parking only. Tenants may rent available spaces on a month-to-month basis. Parking rents are in addition to the quoted unit rent and subject to a separate agreement and proof of current vehicle registration, driver’s license and insurance. Vehicles must be operational and maintained. There is street parking around the building that is available as per City posted restrictions. No more than one vehicle may be parked in a parking space or carport; this includes motorcycles. Absolutely nothing other than a vehicle may be stored in any carport. No personal items are allowed. PARKING IS RESTRICTED TO VEHICLES WITH PROPER PERMITS, ALL OTHERS WILL BE TOWED AT OWNERS EXPENSE.

Do you have bike storage?
The Nob Hill Apartments has a secure bicycle storage garage for tenant use. The use of the garage is free and may be limited based on demand. There is a $50 refundable key deposit.

How do I pre-lease a unit?
To reserve/pre-lease a unit the prospective tenant(s) will be required to complete an agreement to execute a rental agreement and make a minimum ones months’ rent deposit to secure the unit. The execution deposit will be applied to the security deposit due at move-in. A default by any tenant who has pre-leased a unit and does not move in as scheduled will result in a forfeiture of the total of the deposit being held.

Do you have on-site management?
Yes. The Nob Hill Apartments has on site Management. Managers are responsible for the day-to-day operation of the property and hold weekly office hours (check with the office for scheduled hours at (503) 223-8888. Managers are available after-hours for urgent needs/emergencies only. The office is located at the deck level of 2405 NW Irving Street, to the right of the visitor parking on the Irving Street (south) side of the complex.

Is there laundry on-site?
Yes. The Nob Hill Apartments has two secure laundry rooms for tenant use. Each laundry room has three washers and dryers that are accessible 24 hours a day.

Is it quiet?
The Nob Hill Apartments prides itself on being a well-established community that maintains a high level of peaceful enjoyment for all its residents. The Nob Hill has a zero tolerance noise disturbance policy that is strictly enforced. Our units are well insulated and have newer Milgard double-paned vinyl windows. The property is located on a dead end street in a mostly residential area consisting of high value homes and condos.

What lease terms do you offer?
The Nob Hill Apartments prefers to build and maintain long term relationships with tenants, but we understand the need to accommodate shorter term tenancy; hence we allow six-month tenancies. Month to month tenancies may be offered when available. The quoted/advertised monthly rent rate for a unit is based on a one-year lease. The rent rate for a six-month lease will be an additional $125 on top of the quoted yearly rate. If a month to month tenancy is offered, it will be $175 on top of the quoted yearly rate. All leases require a thirty day written notice to terminate.

Who do I contact for maintenance?
There is a full service maintenance shop on-site at the Nob Hill Apartments. Your primary contact is the resident manager, either by phone in the event of a service emergency or by e-mail/phone for general maintenance issues. Service emergencies are addressed immediately; all other issues are taken care of within 24 hours. In the event of a medical, fire or police emergency, always contact 9-1-1 first, then alert the manager second.

What is the move-in and move-out policy?
Moving-in and moving-out of the Nob Hill Apartments is coordinated with the on-site Managers. Please make arrangements well in advance to make sure there is availability for parking. Be aware any and all damage caused by residents during the move process will be billed to the resident(s). Please be careful and mindful of disturbing or interfering with other residents’ privacy during your move.
